DEVELOPMENT MANAGEMENT - In collaboration with our "in house" development experts at the Gale Real Estate Services Company, Gale Construction has the expertise and track record to offer full Development Management services, or Development Management support services to suit your specific needs. While these services would typically begin by involvement in the conceptual phase of a requirement, we often join the project team after some preliminary planning has already occurred or are engaged only for limited scope. As a relationship-driven organization, we look to demonstrate value wherever we can. Whether a client is contemplating the financial and logistical feasibility of a development requirement; requires an assessment of a building that they are looking to purchase or net lease; or simply trying to establish a preliminary budget for a capital improvement or tenant fit out; our team of multi-disciplined professionals stands ready to assist in developing a comprehensive understanding from which to make informed decisions. Elements of Development Management include: Master Planning; Feasibility Analysis; Due Diligence; Establishing parameters for quality, cost, and schedule; as well as Design Management and Approvals Management.
CONSTRUCTION ADVISORY/ OWNER'S REPRESENTATION - The Gale Construction Company is a wholly-owned subsidiary of a real estate organization which owns and operates over 33 million square feet of commercial office space, and is routinely active in both new commercial office development and extensive capital improvement programs. Our staff brings deep experience to those clients who are seeking guidance, or comprehensive consulting and representation for their construction program needs. We are flexible in how we package our services, whether the need be tenant or landlord representation, pre-construction or construction phase consulting, or any combination of construction advisory services.
CONSTRUCTION MANAGEMENT - Due to the depth and diversity of our experience, and our "owner's perspective," construction management is an area where we bring unique value to our open market clients. Much of our work is delivered via "open book" construction manager as constructor contractual arrangements, and we are frequently at risk via Guaranteed Maximum Price (GMP) provisions. Our staff is accustomed to identifying the client's critical project parameters early on, and then acting as the owner's advocate keeping all parties focused on these objectives. This approach is a natural by-product of our own real estate construction activity. It is often during the pre-construction phase of a project that its potential for success is defined. The objectives established in master planning are further refined as issues like Design Management, Constructability, Value Engineering, Phasing, Logistics, Permitting and Procurement are evaluated and strategies determined. Our involvement in pre-construction keeps these facets on track, and our deep construction experience and extensive subcontractor relationship base allows a seamless transition into the construction phase. During the construction phase we work to ensure that the objectives established in pre-construction are fully realized through the diligent management of all aspects of construction: Cost & Schedule, Control, Field Supervision, Construction Administration, Quality Assurance and Safety Compliance. Through our "open book" procurement approach, which is enhanced by the purchasing power associated with the breadth of our parent organization's real estate holdings, and as importantly, our emphasis on Trust and Performance in the discharge of our duties, the Owner is ensured a high level of added value when we act as Construction Manager.
DESIGN/BUILD SERVICES - Some of our clients desire a "turnkey" approach in which the entire process, from design through occupancy, is managed by Gale Construction. A Design/Build approach would normally entail the full range of Development Management and Construction Management services, but we have worked in many variations where design responsibility is also part of our scope of services. Again, with our "Ownership Perspective" and extensive development experience, working in a Design/Build arrangement is familiar territory for us.
GENERAL CONTRACTING - Our people are schooled in driving the cost of a project to the lowest reasonable levels, without compromising performance. Some of our clients desire lump sum contract arrangements in which, based on a stipulated total price (lump sum contract), the constructor is retained after design is complete. This delivery method has inherent potential for adversity and conflict, depending on the motives of the contracting parties. Regardless of the contract arrangements, when working on a lump sum basis we maintain our customer service-driven approach to business and continue to emphasize our desire to build relationships as we build our projects.
